NDIS Living Arrangements
Specialist Disability Accommodation (SDA)
These are purpose-built homes for people with extreme functional impairment or very high support needs. It is typically provided in shared or individual living arrangements and funded to cover housing costs, while separate funding supports daily living assistance. The goal of SDA is to offer long-term, suitable accommodation that enhances the quality of life for individuals with disabilities by providing a safe, comfortable, and supportive living environment.
Under the NDIS, accommodation supports—particularly Specialist Disability Accommodation (SDA)—are grouped into four main design categories, each tailored to different support needs and reflects the level of accessibility and support features built into the home
- Improved Liveability – Designed for people with sensory, intellectual, or cognitive impairments. These homes include features like enhanced visibility, minimal stairs, and layouts that support easier supervision.
- Fully Accessible – For individuals with significant physical disabilities. These homes offer step-free access, wide doorways, and other modifications to support wheelchair users.
- Robust – Built with durable materials and layouts that reduce the risk of injury or damage. Ideal for people with complex behaviours or who may require a safer environment.
- High Physical Support – Includes advanced features like ceiling hoists, backup power, and home automation. These homes are for people with very high support needs who require significant physical assistance.

Supported Independent Living (SIL)
Supported Independent Living (SIL) is a service under the National Disability Insurance Scheme (NDIS) designed to help individuals with disabilities live independently while receiving the necessary support. It helps with daily living tasks such as personal care, meal preparation, household management, and community participation, ensuring that participants can maintain a fulfilling and autonomous lifestyle.

SIL is generally suited for individuals who require higher levels of support and is often provided in shared living arrangements or individual accommodations, depending on the person’s needs and preferences.
The support is tailored to help individuals develop skills, enhance their independence, and improve their overall quality of life.
The level of support varies from drop-in assistance to 24/7 care.
SIL can be delivered in:

- Individual apartments or houses
- Shared living arrangements
Short Term Accommodation (STA)
Short-Term Accommodation (STA) (Previously known as respite) under the National Disability Insurance Scheme (NDIS) provides temporary housing and support for individuals with disabilities when they need to stay away from their usual home.
It is designed to offer a safe and comfortable environment while giving participants the opportunity to develop new skills, experience different routines, and engage in community activities.STA is ideal for individuals who require short-term assistance due to changes in their regular living arrangements, respite for caregivers, or transitional support before moving into permanent accommodation. The service typically covers up to 28 days per year and includes support for daily activities, meals, and social engagement.

- Crisis accommodation

Medium Term Accommodation (MTA)

Medium-Term Accommodation (MTA) under the National Disability Insurance Scheme (NDIS) provides temporary housing for individuals with disabilities who are transitioning into a more permanent living arrangement.
It is designed for participants who need a stable place to stay while awaiting long-term accommodation, such as Specialist Disability Accommodation (SDA) or independent living solutions.
MTA typically covers up to 90 days and includes support for daily living needs, helping individuals maintain their independence and stability during the transition period.
It ensures that participants have access to a safe, accessible environment while their future housing arrangements are finalized.
Individualised Living Options (ILO)
Individualised Living Options (ILO) are all about giving the individual the freedom to live how and where they want—with the right supports in place. It’s not about funding a house or rent but rather designing a support system that fits your lifestyle. ILO is a flexible support model tailored to how and where a person wants to live.

Stage 1. Exploration & Design:
You work with a provider to explore your preferences:
- Where you want to live
- Who you want to live with (if anyone)
- What supports you need
- Who you want to provide those supports
Stage 2. Implementation:
This is where your chosen supports are put in place. It’s flexible and can be adjusted as your needs change.
Living Arrangement Options
- Living alone with tailored support
- Co-residency (A support worker lives with you)
- Host arrangements (You live with a host family)
- Living with friends or chosen housemates
